Information - Planning Rules for Crete Property

It is very easy to over simplify the planning rules, which most web sites tend to do. In reality before you can be sure what you are allowed to build on a plot of land you need two things

  1. Topographic plan
  2. Existing Contract
Only once you possess these two things can a qualified person tell you what you are allowed to build

This having been said, within the village plan the rules are relatively easy to interpret (other than the minimum plot size requirements).

SizeBuilding Allowance
any amount up to and including the first 100m²1.6x the area
any amount from 101m² to 200m²0.8x this area
any amount from 201m² to 300m²0.6x this area
any amount over 300m² 0.4x this area
Thus on a plot of 490m² the allowance is calculated as follows:
SizeBuild Allowance
100m² x 1.6160m²
100m² x 0.880m²
100m² x 0.660m²
190m² x 0.476m²
Giving a total build allowance of376m²
There is a Maximum Build of 400m² per plot inside the village plan.

Outside the village plan, providing your land is not adjacent to a Municipal Road or National Route or within 500 metres of a defined village or town the rules are also very straight forward. You need a minimum of 4000m² before you are allowed to build anything. Providing you have this magical 4000m² you are allowed to build 200m² on it plus 2.0% allowance on any land over and above 4000m² up to a maximum building size of 400m²

If by now you are completely confused, the rules relating to land within the area bordering a village or on a recognised road will completely phase you. They also vary a lot according to the age of contract, when the land was last sub divided and even who you talk to!! Ask us or an architect that you trust and you will get one of the correct answers.

If you have land in excess of 10,000m² and you are so inclined, you can apply for a tourist building licence that will allow you up to 10% coverage, thus making it even more complicated. It really is a science in it's own right.

There are also strict rules about the number of storeys and maximum heights of these storeys and the total height of the building. Also on maximum width on some plots too. We can tell you most of the relevant rules that apply to any plot whilst viewing.
